In a world ruled by technology, there is no surprise that our own buildings are getting smarter, too. Thanks to Building Management Systems (BMS), we have been able to automate building management tasks.

However, these systems are now undergoing a major transformation as building managers seek more adaptive control over building aspects. This transformation is driven by IoT (Internet of Things). IoT integration improves the efficiency of BMS and opens doors to a wide range of use cases.

If you want to implement BMS, consulting a smart building solution provider can be helpful. But before that, you must know the difference between traditional BMS and IoT-based BMS. This will help you make an informed choice for your building. So, let’s dive in:

What are Traditional Building Management Systems (BMS)?

Traditional Direct Digital Control (DDC) Building Management Systems (BMS) have been in use since around 1979. These systems marked a significant shift from the older pneumatic and analog control systems to digital automation, allowing for more precise and efficient management of building functions such as HVAC and lighting functions of a building.

It’s a central network of controllers and user interfaces  that brings a lot of building operations together into an easily manageable platform. It ensures that everything, from your HVAC systems to the lighting, runs in harmony and at the best level as originally programmed.

How Do Traditional BMS Work?

Now, how does this BMS  system keep everything running smoothly? Traditional BMS relies on a network of sensors and intelligent de-centralised controllers scattered throughout the building that can communicate peer-to-peer and share important information such as outside air temperature or frost conditions from any of the connected sensors.

These sensors track important factors such as temperature, humidity, and light levels. Each controller uses the data locally to control the items of equipment directly connected whilst also sending the data they collect to a central computer for analysis by a trained BMS specialist or a facility maintenance team who can make any minor adjustments. These commands are then sent back to the controllers to maintain the right conditions through different building systems, like your HVAC units.

Traditional BMS follows fixed schedules and preset conditions programmed into each specific controller that can be adjusted remotely by a trained engineer. This provides consistency but can also be a bit rigid. If your building is experiencing frequent changes in conditions and the parameters are not updated regularly by the designated maintenance team, this system might not be as adaptive as you want.

What are IoT-Based Building Management Systems (BMS)?

IoT-based building management systems are changing the way buildings are operated. A BMS using IoT technology involves connecting different devices in the building to the Internet. This means that devices like lighting, HVAC systems, and security cameras can communicate with each other in real time.

Instead of just controlling these systems from one central point, IoT-based BMS creates a network of smart devices that work together. This helps the building become efficient and respond dynamically to change.

How Do IoT-Based BMS Work?

IoT-based BMS is based on a network of smart sensors and devices communicating over the Internet. These smart sensors would track data relating to variables such as the number of people in the building, their energy consumption, and temperature or air quality. The devices collect sensor data constantly and send it to a central system for analysis. The latter analyses the data in real-time and changes the settings accordingly based on tried and tested algorithms that save energy, whilst maintaining occupant comfort.

For example, if the building is not occupied, it will lower heating or cooling to save energy. You can further adjust and monitor the system through web or mobile apps, making it easy to handle your building anywhere.

An example of modern day integration into IoT and smart buildings would be where a meeting room can be linked to an outlook calendar and the heating/cooling and lighting will remain off while the meeting room is unoccupied. When a meeting room is scheduled via an outlook calendar appointment, the system can pre-start a set number of minutes before the meeting and bring the lighting and heating/cooling to a desired setpoint or desired lighting level  based on the amount of ambient light coming into the room. This is a far more efficient use of energy. Likewise the same sensor fitted into the ceiling of the room can sense occupancy or non-occupancy and turn on or off the systems in that area accordingly, including drawing the blinds at night and turning off the smart power sockets so that PC’s and monitors are not left running unnecessarily.

Various wireless technologies are used in IoT-based BMS. Due to its long-range and lower power consumption, LoRaWAN is the most popular option.

Traditional BMS vs. IoT-Based BMS: Key Differences

Traditional BMS and IoT-based BMS are helpful in building automation projects. They have their own benefits and use cases.

Generally, IoT-based building management systems have an edge over traditional systems. Let’s see how both options differ from each other:

1. Connectivity and Communication

Traditionally, BMS was based on a web of wired sensors and controllers that created a closed-loop system. On the other hand, IoT-based BMS facilitates seamless communication and interoperability by utilising wireless sensors and networked devices. This fundamental shift allows for a more dynamic and responsive system to integrate many building devices and platforms.

2. Data Processing and Analytics

Data processing and analysis are at the core of any efficient BMS. In traditional BMS systems, the data is handled locally with limited built-in computing capabilities. In contrast, IoT-based BMS works on the cloud for efficient data analytics, real-time processing, and predictive maintenance strategies.

3. Real-time Monitoring and Response

For real-time monitoring, traditional BMS may be competent but perhaps delayed in updating information. IoT-based BMS gives an immediate response to changes in environmental conditions or equipment performance right on the cloud, allowing building operators to respond on time. Real-time responsiveness is important in ensuring building performance and energy efficiency.

4. Scalability and Flexibility

Another deciding factor is the ability of a BMS to scale when buildings do. Traditional systems are difficult and, therefore, expensive to scale or upgrade. Flexibility and scalability are designed into IoT-based BMS, which easily accommodates integration with new devices and technologies. This adaptability ensures the evolution of the system with the building.

5. Energy Efficiency

While traditional BMS provides basic energy management functionality, IoT-based BMS takes a step ahead. It identifies the usage patterns to optimise energy consumption and eliminate waste by developing advanced data analytics and optimisation algorithms. That means major savings in energy over time through these systems, considering the increasing focus on sustainability.

6. Cost Considerations

The cost dynamics differ between traditional and IoT-based BMS. It depends on several variables, including customisation, installation and maintenance procedures, and deployment size. Traditional BMS can turn out to be cost-effective for larger projects. Long-term cost benefits, especially in energy savings, operational efficiency, and system efficiency, often justify investments in IoT-based BMS.

7. Maintenance and Upgrades

The conventional methods of maintenance and upgrades in BMS are labour-intensive and time-consuming. In IoT-based BMS, with remote monitoring possibilities and over-the-air updates, maintenance processes are pretty simplified. That not only reduces downtime but also ensures that the system is always updated with the latest features and security patches against vulnerabilities.

8. User Interface and User-Friendliness

The user interface is integral to any building management system, as it defines how the operators will interact with the system. Traditional BMS will mostly offer conventional and complicated interfaces. IoT-based BMS provides a user-friendly interface that can be accessed via a web or mobile application to improve user experience in the system.

Use Cases of IoT-Based Building Management Systems

IoT integration not only boosts the efficiency of BMS but also finds its use cases in different building operations. Whether considering a new system or wanting to integrate IoT technology into your existing BMS system, you will find various applications to streamline operations. Some top applications include:

1. Smart Lighting Control: A very successful integration of BMS with IoT involves smart lighting control systems introduced in commercial buildings. Building managers can get the best energy efficiency through a central BMS platform since the lighting levels adjust automatically with occupancy or daylight availability.

For example, O3 sensors integrate well with cloud-based automation systems and also allow remote lighting control.

2. Energy Monitoring and Management: Another practical example is using IoT-enabled devices to monitor energy consumption in smart buildings. Integrating energy metres, HVAC systems, and renewable energy sources within a BMS platform facilitates constant monitoring and tracking by facility managers, gathering real-time data on energy usage patterns to make informed decisions on cost reduction and sustainability improvement.

3. Predictive Maintenance: BMS integration with IoT also facilitates predictive maintenance strategies for key building equipment, such as elevators or HVAC systems. Facility managers can detect potential issues before they lead to system failures or very expensive downtime by laying down sensors that collect data on performance metrics like temperature, vibration, or power consumption.

4. Optimising Occupant Comfort: Smart thermostats can provide occupant comfort through personalised temperature control while still maintaining overall efficiency goals set by the building owner/manager.

Which One to Choose?

In the changing scenario of building management, the choice between traditional BMS and IoT-based BMS eventually narrows down to project size, budget constraints, and a long-term vision.

Traditional BMS may still find space in some applications. However, with the growing demands for smart and connected buildings, IoT-based BMS is a compelling choice for anyone looking to embrace the future of intelligent, sustainable building management.
